Below we have listed a number of points that may be of interest to you and will give you a good overview of what is required of you and what will be expected of you once you move into a property.
Tenant’s guide to renting and what is required
The following information is given for the benefit of applicants/prospective tenants regarding any of the listed rental properties.
Viewings – If you would like to view any of our properties then please contact us on 0115 9680268 to arrange an appointment. Please note that viewings only take place Monday – Friday 10am – 5pm.
Applying for a Property – If after the viewing of the property you wish to apply for the tenancy please advise the representative or contact our office and provide us with your email address and contact number. You will receive an application form via our referencing company which you need to complete online and return to them. We will also require Right to Rent form signing and Next of Kin form filling in.
Holding Deposit – There is a holding deposit required which is one week rent of the total rent for the property. If references are completed satisfactory and you are accepted for the property this will be used towards the first months’ rent. A tenant’s holding deposit can be retained if false or misleading information has been provided which reasonably affects the decision to let the property to you, fail a right to rent check, withdraw from the proposed agreement (decide not to let) or fail to take all reasonable steps in to enter an agreement (i.e. responding to reasonable requests for information required to progress the agreement). If the applicant is successful, the holding deposit will be used towards the first months’ rent or security deposit.
Rents and Deposits – Upon the signing of the assured shorthold tenancy agreement a month’s rent in advance is payable together with a deposit equivalent to 5 weeks rent. Please note that the deposit will be held until the end of the tenancy and returned to you once the property has been checked subject to any remedial work which may be required. If a deposit is paid and the property has been taken off the market and the tenant then decides not to proceed with the application the deposit may be held by the landlord for loss of rent.
